What is your professional background before real estate?

I graduated from U.C. Berkeley (Boalt Hall) Law School with High Honors.  I then practiced law for several years with Wilson, Sonsini, Goodrich & Rosati, Silicon Valley’s largest law firm.

 

 

How many homes did you sell in the last 2 years?

Nearly 80 homes for over $100 Million in sales.  I was #1 out of over 3600 Keller Williams agents in Northern California.

 

 

Are you an agent or a broker?

I am a broker.

 

 

What property preparation do you provide?

I have a team of professionals including contractor, handyman, painters, cleaners, gardeners& a stager who help me prepare your home for the market.  We will have a meeting where we will decide what should be done to your home to maximize its potential for a quick, successful sale.

 

 

What off line marketing do you provide?

Your home will be showcased in ads in numerous local papers and custom brochures.  I will also network with local Realtors to inform them of your home.

 

 

Do you utilize a professional photographer?

I do have a professional photographer that will take photos of your home after it’s been prepared for the market.

 

 

Do you utilize a graphic designer?

Yes, the graphic designer will use the professional photos to create custom ads, brochures and your home’s own dedicated website.

 

 

What quality brochure will be used to market my home?

 

I provide full color, professionally created brochures on heavy cover stock.

 

 

What advertisements will you place and what size will they be?

I will run full page color ads in the following papers: Palo Alto Daily, Palo Alto Weekly, Mountain View Voice, Menlo Park Almanac, Burlingame Daily, San Mateo Daily, Redwood City Daily

 

 

What is your online marketing strategy?

Your home will have its own dedicated website which will feature professional photos and video tour, a downloadable brochure, a fact sheet and a link to the disclosures.  It will also be listed on the Multiple Listing Service, which publishes it’s listings on national sites like Realtor.com and Yahoo Real Estate. Open houses will be listed on the newspapers’ corresponding websites and an ad will be placed on Craigslist.org.

 

 

Do your homes generally sell for above or below list price?

My homes typically sell for well above list price including one $500,000 above list price and over 10 that went over $300,000 above list price.

 

 

How do you market to other brokers?

Each week Realtors are given the opportunity to view the homes before the general public.  During this tour I entice agents to your home by offering complimentary lattes and a catered lunch.  I will also announce your home at my office’s weekly meeting and at the meeting before the weekly tour.

 

 

How often and how long are your open houses?

I hold your home open Friday, Saturday and Sunday from 1 – 5pm the first week and Sunday from 1 – 5 each additional week.

 

 

Do you provide anything at your open houses?

Complimentary lattes, mochas and Italian sodas are served at my open houses.  This is included in all advertising literature.

 

 

What is the total commission?

5 – 6%.  Of this, the I (the listing agent) will take 2.5-3%.
