Ken DeLeon Strategy - Maximizing Your Sale Price

There are three critical components to receiving the most value for your home. The quality and coordination of these essential elements determine whether you will achieve the highest price possible for your home.

Ken DeLeon has successfully implemented this time-tested strategy for over 10 years delivering:

  • • higher sales prices
  • • more buyers to our sellers listing than any other real estate professional.

We understand the relationship between the way your home looks, the way it is portrayed in marketing materials and the importance of attracting high quality, motivated buyers to your home. We are industry innovators with the specific expertise required to bring you the highest return possible for your most important investment.

If your home is not "show ready" - it leaves "points of negotiation." If the deck or the kitchen needs work, a buyer can use this disadvantage as a tactical reason to ask you to reduce your price. While other factors impact price - market climate, the condition of the other homes in the area at the time of sale - we believe strongly in eliminating points of negotiation before showing your home.

Even if they cannot articulate it, buyers know when a home "feels right." We get your home "ready to show" and "ready to go," so it will look spectacular in the marketing materials we create and will have that "perfect feeling" when potential buyers enter.

Our comprehensive advertising and marketing strategies are guaranteed to attract high net worth buyers

Remember - the number of people who see your home directly influences the selling price.

Newspapers

Newspapers are still the place many people go when researching and looking to buy a home. We custom design full-page color ads that run in the following seven newspapers:

  • Palo Alto Weekly - Fri, Sat, and Sun
  • Palo Alto Daily - Both Wed and Fri
  • The Almanac - Delivered in Atherton, Menlo Park, Woodside, & Portola Valley
  • Mountain View Voice
  • San Mateo Daily
  • San Mateo Times
  • Redwood City Daily
  • Burlingame Daily

These papers have a combined circulation of 250,000 high net worth readers.

Email and Search Campaigns

We create customized email and web campaigns that touch the select brokers and agents that we feel have the highest possibility of bringing great buyers to see your home. In addition to showcasing photos of your home and detailing its amenities, the email campaign lures realtors in with the promise of food and lattes at the broker tour. We also send a secondary campaign to all local agents and brokers to make certain that they are aware of the property.

Attracting qualified buyers to your home is our highest priority

Remember - the number of people who see your home directly influences the selling price.

Being the #1 Agent Has Its Advantages

When we call other local realtors, they listen. And we know who to call to bring the "A list" of potential buyers to your home listing. Ken DeLeon has contacts that other agents can only dream of when it comes to finding the right buyer for your home.

A Broker Tour Like No Other

We will send out an e-mail invitation to more than 100 realtors, featuring detailed information and photos of your home. Brokers never miss a Ken DeLeon broker tour, which features catered food and lattes.

Neighbor Invitations

Invitations will be mailed to all of your neighbors inviting them to view your home during special "neighbor only" hours during the first Saturday and Sunday open house.

Let the show begin - Ken DeLeon Signature Open House

Remember - the number of people who see your home directly influences the selling price.

The Ken DeLeon Open House

Realtors typically schedule open houses for one weekend afternoon. We do it just a little differently.

We think the first weekend on the market is a significant opportunity to showcase your home. To take advantage, we conduct an all-weekend open house - Friday, Saturday, and Sunday from 11:00 am to 5:00 pm.

But we do not stop there. We hire a professional barista to serve lattes, mochas, and Italian sodas. And we serve catered food. We think you will agree - there is nothing quite like a Ken DeLeon Signature Open House!

Open House Advertising

In addition to full-page color ads, we will list your open house in the Open Home Guides of San Francisco, Peninsula and San Jose newspapers.
